Case Study: O&M Manual for the Royal College of Art Development
Client: The Kier Group
Project: Royal College of Art Studio and Research Building
Overview
Denaploy was engaged by The Kier Group, a leading name in UK infrastructure, to develop the Operations and Maintenance (O&M) manual for the Royal College of Art’s (RCA) new state-of-the-art studio and research building. This landmark project is a key component of the RCA’s transformative development plan to establish itself as a world-leading STEAM-focused (Science, Technology, Engineering, Arts, and Mathematics) postgraduate university.
The ambitious build features a 15,500 square-metre, four-storey studio building and an eight-storey research facility. Together, they house cutting-edge workshops, advanced manufacturing facilities, and a double-height covered street hangar space designed for the assembly and exhibition of large-scale objects. Additionally, the complex includes an expanded business incubator hub, supporting small start-ups aligned with the RCA’s mission.
Key Features of the Project
Sustainability: The use of a low-carbon aluminium facade significantly contributed to the project’s environmental goals, saving approximately 135 tonnes of CO2 emissions.
Innovative Design: The integration of flexible and functional spaces to support research, manufacturing, and entrepreneurial activities within a vibrant and modern environment.
Challenges and Solutions
The scale and complexity of this project presented significant challenges for creating the O&M manual. With detailed specifications, advanced systems, and a strong focus on sustainability, the documentation required precision and comprehensive coverage. Denaploy’s experienced team leveraged their in-depth knowledge and expertise in Health & Safety (H&S) and O&M manuals to meet these demands efficiently and effectively.
Outcomes
Denaploy delivered a meticulously crafted O&M manual, ensuring it aligned with the project’s requirements and the client’s expectations. The manual supports the ongoing operation and maintenance of the RCA’s new facilities, enabling seamless management of its advanced systems and ensuring compliance with all necessary standards.
This project exemplifies Denaploy’s capability to handle large-scale, technically demanding undertakings. By collaborating closely with The Kier Group, we demonstrated our commitment to excellence and our ability to deliver under the most challenging circumstances.
